Our home inspection provides a full walk-through that allows us to survey the property's condition, and identify potential problems, to help you gain confidence and peace of mind about your investment and any negotiations. THERMAL IMAGING

Thermal imagery provides an immediate look at the condition of the home, without having to tear anything apart to see inside of walls.

Thermal cameras are a great device to detect things your home inspector cannot see with their naked eyes. Thermal imaging can find hot or cold spots, pick up patterns behind the walls, such as water leaks and missing insulation

GROUNDS

We thoroughly inspect and report on the following:

Grade, drainage, impacting landscape features, sprinklers, retaining walls, stairs, driveways, and Walkways.

ROOFS

Materials, gutters and downspouts, Chimneys, and Flashed penetrations (e.g., vents, skylights, etc.)

STRUCTURAL

COMPONENT

Foundation, support structures, framing, sheathing, seismic (e.g., anchoring, bracing, etc.)

INSULATION &

VENTILATION

Attics, walls, floors, crawl spaces, ventilation fans (e.g., whole house, bath exhaust, etc.)

EXTERIOR

Siding, stucco, trim, doors, windows, decks, and patios.

ELECTRICAL

Service entrance, disconnects, main and sub panels, grounding, bonding, breakers (including arc fault circuit interrupters), switches, outlets (including ground fault, circuit interrupters), and smoke detectors.

PLUMBING

Water and gas (or oil) supply lines and shut-offs, water pressure, water heaters, safety valving, fixtures, traps, drains, functional flow and drainage.

HVAC

Controls and thermostats, heating/cooling components (e.g., furnaces, heat pumps, etc.), supply and discharge lines, venting, filters, ductwork, registers, fireplaces and inserts, Heat lamps, and drainage.

APPLIANCE

Dryer vents, ranges, refrigerator/freezers, dishwashers, disposals, built-in microwaves, and ceiling fans.

GENERAL INTERIOR

Ceilings, Walls, Floors, Doors, Cabinetry.

Our seller's inspection covers all of the areas that our typical home inspection does. We help you determine how serious any problems are, which problems must be immediately addressed, and which can wait. The more you know about your home, the more prepared you will be for negotiation.
